Urban Focus with Innovative Design & Technology

In 1998, Genesis developed Turtle Creek Villas, the first residential high-rise built in Dallas since the early 80’s. This luxury rental tower featured 331 units in 14 stories located in the heart of Uptown area. The property was managed by an affiliate, Genesis Realty Management Inc., and was sold to ING Insurance.

Genesis used an innovative construction technology for high rises to achieve record construction times, thus lowering carrying costs and ultimately increasing profitability. Genesis was also able to price below the competition while achieving the same or higher yields.

High Density Wood Frame 80+Du's/Acre (Non Podium)

Following Turtle Creek Villas, Genesis worked with a leading multi-family design architect to develop the urban four-story density product with an integrated, structured garage, now commonly referred to as the “Texas Wrap”. This collaboration created a high efficiency low cost building framework allowing up to 85 units an acre utilization of land. This was accomplished in 4 stories including an integral garage at grade without the cost penalties of a 4 story podium. (Podium design carries a cost penalty of a transfer slab, additional 2 levels of MEP over a 2 story garage where 50% of the garage had to be subterranean). Variations of this development type came to be known as a "Texas WRAP" Maple Villas and Southern Villas, both in Dallas, were classic examples of a Texas Wrap, but with one major distinction. We designed no Texas Donuts where the garage was in the middle and none of the Genesis units looked into the integrated garage.

In addition, Genesis continued its involvement in more traditional wood frame 3-4 story garden walk ups like LaCosta Villas with Invesco as advisor to New York State Teachers Retirement System.
