Active Management of the Design and Development Process
From conceptual design through design development, Genesis relies on the experience and expertise of its in-house development team to supervise and guide its architects and designers to provide for market appropriate design all the while mindful of constructability and costs. Focusing on smarter design provides a high quality product for end users while achieving superior financial returns for Genesis and its financial partners, giving us an edge for financing ability and profit generation. Genesis also provides strict cost management during the bidding process. Which allows Genesis to build residential product for less than its competitors.
Intelligent Design (Durable and Green) for the purpose of providing integrity of Performance
Early in the conceptual design phase, Genesis is one of the few developers that will engage the dialogue of specialists so that the end product will provide a high degree of performance integrity. By utilizing specialists in soundproofing, heat insulation, cold weather condensation, moisture barriers, energy efficiency and waterproofing, Genesis designs and builds a superior and more efficient product for its end users.
Active participation in the specification, purchase and bidding process
In the 1990’s, Genesis bid a mid-rise property with three nationally known general contractors. While the bids came in within five percent of each other, the bids totaled approximately $10 million higher than the proforma estimate. Genesis recognized that contractors often bid projects on a unit cost basis, ignoring any design efficiencies. Genesis spent the next four weeks educating individual subcontractors from each trade to the efficiencies and time savings in Genesis’s design, allowing each subcontractor to reduce the man hours required to complete the same work, and obtaining an overall bid for the project that fit the original budget.
Genesis’ extensive experience in bidding and working directly with its large database of subcontractors allows Genesis to bypass the many layers of middlemen, jobbers, and wholesalers, bringing significant savings to a proposed development. The time, effort and ability to source directly allows Genesis to either price below market in a for-sale product, or charge lower rents in a rental development to achieve the same superior returns for their partners.
